A Guide to Singapore’s New Launches in 1H 2027

As 2026 draws to a close, the year’s new launches have brought homes to emerging precincts such as Bayshore, Bukit Timah Turf City and Tengah. The pipeline is set to remain active in 1H 2027, with an estimated 5,911 private homes and 1,567 executive condominium (EC) units expected to launch.

Together, these 7,478 units could slightly exceed the 7,417 private and EC units launched in 2026. Much of the upcoming supply stems from GLS tenders held in late 2024 and 2025. Here is a look at the projects expected to launch, and what their locations may offer buyers.

What is driving the launch pipeline, and what does it mean for buyers?

Much of this pipeline stems from GLS tenders held in late 2024 and 2025, when the Government committed more land for private housing. Those tenders are now translating into projects scheduled to launch. With options across different regions and market segments, buyers will have a range of locations and homes to consider.

The table below summarises the projects expected to launch in 1H 2027.

OCR offers a broad range of options

Seven private residential projects are expected to launch in the OCR in 1H 2027, giving buyers, including HDB upgraders, a broad choice across the region. With more than one project expected to launch each month on average, buyers can compare locations, amenities and home types.

Chencharu Central Residences

The first ever launch in the upcoming Chencharu estate, built as an extension of Yishun. The 875-unit project will be the largest mixed-use development launched this year, and the second overall largest launched in the 1H 2027.

The substantial commercial component is set to include retail, dining, and transport links that will provide supporting amenities for residents, as well as nearby HDB residents in the growing estate.

Feeder bus services will serve the area and development, providing transit to Khatib MRT station located around 10-minutes away. Residents can also tap into Khatib and Yishun’s established amenities and conveniences..

One Chuan Grove

An amalgamation of the two GLS sites tendered at Chuan Grove, the aptly named One Chuan Grove features as the largest project of the half-year, comprising 1,056 units.

The mega-development in district 19 is in close proximity to Lorong Chuan MRT station, with food options available at New Tech Park just next door. Another draw of this project would be its 1km priority enrolment distance to St. Gabriel’s Primary School.

With major residential towns such as Bishan, Serangoon, and Toa Payoh accessible via public transport or a short drive, residents can enjoy a wide array of amenities in the nearby mature estates while enjoying a lower-density, more exclusive location.

Lentor Signature

Lentor Signature is set to be the latest addition to Lentor Hills and, for now, the last residential site released under the GLS Confirmed List in the precinct. It is estimated to comprise 580 homes, adding to a neighbourhood that has welcomed several new condominium developments in recent years.

Everyday conveniences are close at hand, with Lentor MRT station and the shops, supermarket and dining options at Lentor Modern nearby. The new development is also planned to include a supermarket, retail space and a childcare centre, giving residents access to essential services within the precinct.

For families and outdoor enthusiasts, the area is near Anderson Primary School, Hillock Park and Thomson Nature Park. Lentor MRT’s Thomson-East Coast Line also provides connections to destinations including Orchard and Marina Bay, adding city access to the neighbourhood’s growing mix of amenities and green spaces.

Bedok Rise Residences

Set beside Tanah Merah MRT station, the upcoming Bedok Rise development will bring around 380 homes to an established east-side neighbourhood. Its location offers convenient access to the East-West Line, with Bedok Town Centre just one stop away.

Residents can tap into nearby shops and dining options at Sceneca Square, as well as the wider range of amenities at Bedok Mall, Bedok Interchange Hawker Centre and Heartbeat @ Bedok. The surrounding area also places residents within reach of key employment hubs such as Changi Business Park and Changi Airport.

Connectivity is set to improve further when the Thomson-East Coast Line is extended to Tanah Merah, linking the station to the city-centre network and Changi Airport. This combination of direct MRT access and established neighbourhood conveniences could appeal to buyers who want to stay connected while enjoying the familiarity of the Bedok area.

Impressions At Dairy Farm

Impressions At  Dairy Farm  is estimated to yield about 500 homes. Its appeal centres on a quieter, greener setting, with Dairy Farm Nature Park and Bukit Timah Nature Reserve nearby. The site is also close to Zhenghua Nature Park and the Central Catchment Nature Reserve, giving residents several options for walks and outdoor recreation.

The development is expected to be low-rise, with buildings of up to six storeys. Nearby primary schools include Bukit Panjang Primary School and CHIJ Our Lady Queen of Peace, which could make the location worth considering for families.

Upper Thomson Residences

Upper Thomson Residences is planned for the Springleaf precinct, beside Springleaf MRT station on the Thomson-East Coast Line. The development is also expected to incorporate the station’s existing entrance, making rail access a key part of its appeal. Residents will be able to travel directly to destinations such as Orchard and Marina Bay, as well as Woodlands.

The project is expected to include a childcare centre and commercial space for a supermarket, shops or dining options. These facilities could add everyday convenience to Springleaf, where current amenities are concentrated in a small row of shops and eateries across Upper Thomson Road.

Surrounded by nature parks and reservoirs, the development may appeal to buyers who value a quieter and greener setting. Overall, it pairs direct MRT access and planned neighbourhood amenities with a more nature-focused location.

Former Yishun 10 (redevelopment)

The former Yishun 10 redevelopment is set to begin a new chapter as a mixed-use development with around 110 homes above a street-level retail podium. The redevelopment will be the first residential launch in Yishun Central in more than a decade, bringing new housing to the town centre.

Its location next to Yishun MRT station and the integrated transport hub will give residents convenient access to Northpoint City through the existing underground pedestrian network. Khoo Teck Puat Hospital, SAFRA Yishun, schools, parks and community facilities are also nearby.

A tandem of RCR launches adds contrast to the city-fringe market

Dorset Gardens

Dorset Gardens will bring a larger-scale, 99-year leasehold condominium to an area characterised by smaller boutique developments. With an estimated 425 homes, its scale may offer a wider range of facilities and could appeal to upgraders seeking a newer private home close to the city.

Farrer Park MRT station is around a six-minute walk away, while City Square Mall, Tekka Centre and Mustafa Centre offer nearby shopping and dining options. Farrer Park Primary School, Hong Wen School and St. Joseph’s Institution Junior are also within 1km of the site.

The area is also set to gain new sports and recreational facilities as Farrer Park is redeveloped. Together with its central location and established amenities, these additions could strengthen the appeal of Dorset Gardens to buyers looking for both convenience and a broader residential community.

Dover Drive GLS

The Dover Drive development will introduce new homes to Dover-Medway, an emerging neighbourhood within the Greater one-north area. The site is planned for about 625 homes, with shops and other commercial uses on the first storey, adding residential options to an area that is still taking shape.

One-north MRT station is around a 10-minute walk away, while nearby employment hubs include one-north and Singapore Science Park. This could appeal to professionals who want to live close to work, as well as buyers looking for a new home near established research, technology and business centres.

As Dover-Medway develops, residents can expect the neighbourhood’s mix of homes, amenities and public spaces to grow. For now, the area has fewer everyday shops and dining options than a mature town centre, so the project’s planned commercial space and the wider precinct’s development will be important to its future convenience.

CCR launches bring new homes to established central locations

The River Opus

The River Opus will redevelop Valley Point and Fraser Suites Singapore into a mixed-use riverfront development in District 9. Plans include around 400 homes and sky villas, a 184-unit Fraser Suites, and dining, retail and lifestyle offerings. The 999-year leasehold site sits beside the Singapore River.

Great World MRT station is about an eight-minute walk away, while Great World City, Robertson Quay, Boat Quay and Chinatown offer shopping, dining and leisure options nearby. The adjacent park connector network also links residents to the wider riverfront precinct.

With its riverside setting and proximity to established city-centre amenities, The River Opus could appeal to buyers seeking a central home with lifestyle options close by. Its mix of private homes, serviced residences and retail is also expected to add activity along this stretch of the Singapore River.

One Leonie Residences

One Leonie Residences is a boutique freehold development on Leonie Hill, with 25 homes planned. The collection is made up of four- to six-bedroom residences and a duplex penthouse, offering larger home layouts in the Core Central Region.

The address places residents between the Orchard Road shopping belt and the River Valley neighbourhood. Nearby options include shopping and dining along Orchard Road, as well as the riverfront destinations around Robertson Quay.

With its small number of homes, freehold tenure and central location, One Leonie Residences may appeal to buyers seeking a more private residential setting close to the city’s retail and lifestyle amenities.

Bukit Timah Road GLS

The upcoming Bukit Timah Road development will bring around 340 homes to Newton, a short walk from Newton MRT interchange. From there, residents can travel on the North-South and Downtown lines, with Orchard just one stop away and the CBD within easy reach.

The central location also places the development near Orchard Road’s shopping and dining options. Families may value its proximity to Anglo-Chinese School (Junior), which is expected to be within 1km of the site.

With a compact development size and direct access to a major MRT interchange, the project could appeal to buyers seeking a private home in the CCR with convenient connections to the city and established amenities nearby.

Executive condominiums offer another option in 1H 2027

Four EC projects are expected to launch in 1H 2027 under the previous EC framework, which includes a five-year Minimum Occupation Period (MOP).

Eligible buyers may also have access to the Deferred Payment Scheme (DPS), depending on the payment options offered for each project. Second-timer applicants will have another opportunity to apply for an EC, subject to the prevailing eligibility and allocation rules.

These launches may appeal to first-time buyers, second-timer households and families looking to move into a larger home. Buyers should consider the EC eligibility conditions and occupation period alongside their household needs and plans.

Wynwood Grand and Clovelle at Woodlands

Woodlands Drive 17 will be home to two new executive condominiums: Wynwood Grand and Clovelle at Woodlands. Together, they mark the return of EC launches to Woodlands after a decade, since Northwave launched in 2016. Wynwood Grand is estimated to have 430 homes, while the larger Clovelle at Woodlands  is expected to yield about 570 homes.

Both developments are near Woodlands South MRT station on the Thomson-East Coast Line, with Woodlands MRT interchange  one stop away. The sites are also close to Woodlands Health Campus and Woodlands Healing Garden, while Causeway Point and Woodlands Civic Centre are within easy reach at Woodlands Regional Centre.

The two ECs will add new homes to the growing Woodlands South neighbourhood, with convenient rail access and established town-centre amenities nearby. Their separate sites have different planned scales but share the same wider neighbourhood setting.

Solano Grand

Solano Grand is estimated to comprise 302 EC homes at Senja Close, returning new EC supply to Bukit Panjang for the first time since Blossom Residences launched in 2011. Its location within an established residential neighbourhood gives buyers access to existing schools, shops and community amenities.

Jelapang LRT station is within walking distance, connecting residents to Bukit Panjang MRT station and the Downtown Line, as well as Choa Chu Kang MRT station and its bus interchange. Nearby amenities include Senja Hawker Centre, Greenridge Shopping Centre, and Senja-Cashew Community Club and Sports Complex.

With several primary schools  nearby, Solano Grand could appeal to families and upgraders looking to remain in the west while moving into an EC.

Sembawang Road EC GLS

The upcoming Sembawang Road EC will add about 265 homes to a low-rise residential area near Canberra MRT station. From the station, residents can connect to the North-South Line and reach Woodlands MRT station and its transport interchange which are three stops away.

The site is surrounded by landed homes and sits within reach of several schools including Ahmad Ibrahim Primary School and Yishun Primary School. Its location also offers access to major roads such as Sembawang Road, Yishun Avenue 2 and Gambas Avenue.

For shopping and wider town-centre amenities, residents can travel to Woodlands Regional Centre, including Causeway Point and Woodlands Civic Centre. The development could appeal to buyers seeking an EC in a quieter northern neighbourhood, with rail and road links connecting it to nearby towns, Orchard Road and the CBD.
